Cost Control Methods
The 2DCM team knows that Budget is key and is observed closely in each phase of the work. We constantly evaluate our designs relative to the budget. We routinely do in-house estimates and hire out-of- house professional estimators as a double set of eyes. During programming, the Team will work closely with Owner to develop and establish a realistic cost model and building component budget. The cost model will be broken down into component systems, which can then be tracked, monitored and revised as required. During the design phases, the design component systems will be continually evaluated against the cost model. Adjustments will be made to the design as required, in consultation with the Owner, to ensure that project costs remain within the budget limits.
However, if an estimate indicates that the project is over-budget, then a Value Engineering effort will be initiated. Our approach is a systematic procedure, which enables personnel to focus on the cost of a particular design or system. The objective is to maintain the intent of the project program while reducing cost. The team will examine items that have a high cost-to-value ratio and propose changes to achieve cost appropriate to value.
